Breckenridge-Frisco Area Real Estate Market Report YTD February 2022
Over the past month, like the month before, inventory continues to be a challenge; not, particularly due to a lack of inventory, but due to an ever-increasing price range. This is true for all types of property, by the way, and not limited to single-family residences.
As an example, available inventory for single-family homes in Breckenridge (includes duplexes) totals 35 as I write this mid-March, priced from $949,000 to a staggering $18,999,000. There are 9 homes on the market that are priced over $10,000,000.
The same can be said throughout Summit County. Silverthorne has 15 active single-family home/duplex listings, with the lowest price being $1,420,000, and Frisco has 1 such listing, priced at $1,500,000.
As energy costs and construction expenses continue to rise, you can expect to see this market remain on its trajectory for the foreseeable future.
And what we are experiencing in Summit County is by no means unique. I have been watching similar issues play out in many other communities throughout the country, especially in resort areas.
But what hasn’t changed is the opportunity for appreciation that this current market offers; today’s purchase, while at a higher entry point, seems to leaves plenty of room for growth in value!
