Welcome to the Breckenridge-Frisco Area Real Estate Market Report for November 2021!
The quick assessment is that, typical for November, it looks like most of the numbers are similar to or just a little down from the previous month.
Historically, real estate activity for late October through most of November tends to show a decrease in the sales activity, but we all know we are NOT experiencing what we’d refer to as a normal market, so the fact that the numbers are down only slightly is a very good sign overall.
Overall Properties Sold All Areas
The average sold price for single-family homes in Summit County rose slightly from $1,804,284 last month to $1,812,537 for November, while the average price for a single-family home for November in the Breckenridge, Frisco, and Silverthorne areas decreased to $1,699,976 from $2,188,252 in October. The monthly value can change rapidly based upon the inventory available for that month, and we should note that there were 65 sales in November, while there were 87 sales in October.
In fact, the total volume of all properties sold in November, meaning Condos, Townhomes, and Single Family Homes, for the Breckenridge, Frisco, and Silverthorne area was $146,240,453, compared to $287,983,137 for the previous month. The total number of sales for these areas in November dropped to 116, compared to 201 last month.
So, we can interpret these figures as having been influenced by seasonal issues, but the big takeaway is that we are still experiencing a very strong market. Going forward, December and January are predicted to be strong as well. Of course, I will let you know!
