Welcome to the Breckenridge-Frisco Area Real Estate Market Report for October 2021!
In short, Everything Is Up! The average sold price for single-family homes in Summit County overall jumped from $1,688,632 last month to $1,804,284 for October, while the average price for single-family homes in the Breckenridge, Frisco, and Silverthorne areas increased to $2,188,252.
Overall Properties Sold All Areas
The total volume of all properties sold in October, meaning Condos, Townhomes, and Single Family Homes, for the Breckenridge, Frisco, and Silverthorne area was $287,983,137, compared to $227,282,132 for the previous month. The total number of sales for these areas in October was 201, compared to 179 last month.
A Note on Short-Term Rentals
If you haven’t heard yet, local communities (as well as the County) have been looking at and, in some cases, imposing restrictions on a home owner’s right and ability to short-term rent their property. This is a fairly new situation, so it isn’t quite clear how, or if, this will have an impact on sales numbers going forward. I believe it will have an impact, although I believe it will be minimal.
The market is still moving along as we head towards the winter season, with home values still on the rise, so it’s a great time to consider entering the market if it fits your ownership plans. Obviously, the same market presents some interesting opportunities for you if you have been considering selling your Summit County residence.
