This report, as always, highlights the Breckenridge, Frisco and the Silverthorne / Wilderness areas, but serves as a barometer of the market for the whole area.

I can sum up the month of May as being almost indistinguishable from April, including the 18 inches of snow we received in the 3rd week of May and the freezing temperatures! Quite a difference just three weeks later. We’ve had 80 degree afternoons already, and I see landscapers working furiously everywhere I look.

Notably, there are 45 fewer single-family homes currently on the market (this includes those properties that are active as well as those that are currently under contract but not yet closed).

76 properties were sold, compared to 72 in April, of which 37 were single-family homes or duplexes, compared to 30 in April.

The average sold price for the single family homes was $2,159,508, while the Total Volume of all properties sold was $117,223,698. Because the numbers are so similar month-to-month, the median sold prices for our indicator market areas are:

Breckenridge – $1,950,000 (same as in April)

Frisco – $2007,000 (same as in April)

Silverthorne / Wilderness – $1,698,871 (again, pretty close)
