A question that I am often asked is “when is the right time to sell my Breckenridge-Frisco area home?” While I wish there were a “perfect time” to list your home, the truth is it’s just not that simple. There’s a lot to consider and determining when to put your home on the market can be a daunting task. But it doesn’t necessarily have to be!
We all know that the current market is booming and is quite a variation of what we would normally be experiencing. It’s important to consider what is happening in the current market because it will have an impact on your pricing strategy. The right listing price has a huge impact on how fast your home will sell. In the Breckenridge-Frisco area, given the low-interest rates and without the “COVID effect”, I expect to see values on a slight increase, and more importantly, I expect to see more inventory become available.
It’s also important to look at how long inventory is staying on the market. In the past few months, we’ve seen a very short window in which homes remain on the market. As inventory increases, I expect to see the average number of days a home stays on the market to increase slightly as well. One thing that your realtor should be doing is comparing homes similar to yours that have sold in the last year. They’ll look at the price each property sold for and the average number of days that it spent on the on market. They will also take into consideration your particular situation. Do you want to sell in the next month, two months, or six months down the road? These are all important factors when putting your Breckenridge-Frisco area home on the market.
Does the season matter when listing your home?
It’s true that there are certain seasons in the market that tend to be more active than others. Every market has its ups and downs and your home might have a higher chance of selling if it’s on the market around that time because it’s more active. Interestingly, we are not currently seeing a seasonal market. In previous years, we’d normally see an increase in inventory as Spring approaches, as the short-term rental market slows and vacancies increase. This usually results in an increase in properties listed for sale in the Breckenridge-Frisco area.
This makes sense, as the vacant properties are easier to show to prospective buyers. It can be quite difficult to get access to rental properties during the winter months when bookings are a bit more active. What we’re seeing now are primarily listings that trickle onto the market without regard to the rental status. There just isn’t a large number of listings that enter the market due to a decrease in the seasonal rental income.
When Should I Put My Home on the Market?
Don’t wait forever to sell your Breckenridge-Frisco area home. It can be tempting to wait for that perfect moment to put your home on the market. But to put it simply, if you are ready to sell your house now, the right time to put your home on the market is now. With the proper research and pricing strategy, you are sure to find prospective buyers.
